Defect reports — common questions
What is the difference between a cleaning issue and a defect?
A cleaning issue is resolved by the clean — dust, overspray, residue. A defect is something cleaning cannot fix. The report separates the two with four classifications — Cleaned, Builder rectify, Damage noted and Monitor — so an unfinished trade item is never recorded as an incomplete clean.
Is a handover defect report a building inspection?
No. It is not a licensed building inspection and does not replace one. It records what is visible from a cleaning standpoint — surfaces, finishes, glass, wet areas — as the clean happens. For structural or compliance matters, engage a licensed building inspector; the two documents complement each other.
